The developer update held on Sept. 4 was filled with residents eager to learn what Alamar’s developers have in the works. From developer projects to sustainable water use, residents came with plenty of questions and left with answers for what lies ahead.

Where to source and purchase food was top of mind for residents.
Q. Will there be a grocery store on the commercial portion by the monuments?
A. The developer does not own the Commercial land parcel and does not control what is being built there.
Q. Where is Steadfast Farm going to be located?
A. The Alamar masterplan includes an urban farm located south of the southwest corner of El Mirage & Broadway.
City of Avondale
Alamar’s developer and the city of Avondale maintain a strong partnership. This collaboration ensures new phases have essential services and thoughtful infrastructure — think roads, utilities, schools, and parks.
Q. Is there any information on the bonds to have the police/fire substation built?
A. We (Alamar’s developers) had a meeting with the city of Avondale who said they are at 30% drawings and estimated start of construction is 2027.
Q. The city of Avondale is supposed to have 100-year water ready.
A. Yes, the City of Avondale is the designated water provider within their corporate limits as regulated by ADWR.
Q. If Alamar was to have water limitations how would the parks and any grass areas survive? Do you have a plan for this?
A. We developed Alamar mindfully to address water conservation. Alamar features a drought-tolerant landscape plan that pays homage to the surrounding desert, rivers, and mountains which tie seamlessly into the City of Avondale’s sustainable initiatives and provides for/requires responsible and sustainable water use.

Q. When will the walking trails be developed in Phase 3?
A. We cannot confirm a timeframe as this is impacted by future market conditions and is primarily dependent on development of adjacent phases i.e. Phases 3 & 6.
Q. Are there plans for a second pool in Alamar?
A. There are currently no plans for a second pool since Hay Moon Pool has not reached full capacity.
Q. Why are homes being built in Phase 5 that are at a different price than other Phases?
A. Alamar has always been planned to feature a diverse mix of product types and price ranges. As a developer we must shift with market demands.
Q. Will Phase 7 still be an active adult community?
A. Alamar’s masterplan still has Phase 7 planned as active adult. However, this is contingent on finding the right partner that will align with our Alamar masterplan.
Q. How many non-built Phases are sold and ready to build on?
A. Development and construction of Phases are market driven. We are currently focused on developing Phase 5. Future phases have not been sold and are therefore note being developed yet. Alamar is a master-planned community with an approximate ten – twelve -year development buildout cycle.
Q. Do you sell single, or two or three lots for custom homes?
A. We do not sell one off lots for custom homes. We allowed a builder to sell multiple lots to another builder in order to provide a more competitive product type in Phase 4.
